Problems a roof hides

A commercial roof can look fine from the ground while the membrane splits, the insulation soaks up water, ponding degrades the surface and flashing pulls away at the seams. By the time water drips through the ceiling, a small repair has become a large one.

What an inspection covers

  • Membrane condition: splits, cracks, blisters, punctures and UV wear.
  • Seam integrity on every system, welded or taped.
  • Drainage, with ponding water located.
  • Flashing at walls, penetrations and equipment curbs.
  • Fastener security on mechanically attached systems.
  • Rooftop equipment and how it was installed.
  • Interior signs of water damage.
  • Moisture testing of the insulation when problems are suspected.

How often should a commercial roof be inspected?

At least twice a year, in the spring and fall, and after severe weather, when stains appear inside, before a warranty or insurance renewal, and when a property is bought or sold.

Will an inspection void my warranty?

No. Most commercial warranties require documented regular inspections. Skipping them is what puts a warranty at risk, and our documentation meets manufacturer requirements.

Can an inspection support a storm claim?

Yes. A post-storm inspection documents hail, wind and debris damage with photographs, and we can meet your adjuster. Inspect early: the longer a claim waits, the easier it is to question whether the storm caused the damage.

What does an inspection cost?
