Life spans are typical ranges for properly installed systems. Installation quality, membrane thickness, maintenance and rooftop traffic all move them.

Installed with commercial methods

  • TPO and PVC seams are heat-welded with hot-air welders, not taped.
  • EPDM is fully adhered with compatible adhesives.
  • Mechanically fastened systems are fastened to resist wind uplift.
  • Penetrations for HVAC and drainage are planned and flashed into the system.

Questions we hear

Can a new system go over my existing roof?

Sometimes. If the existing roof has one layer, is structurally sound and drains properly, and the code allows it, a roof-over avoids tear-off costs. Wet insulation, structural damage or two existing layers mean a full tear-off to the deck.

Do commercial roofs need maintenance?

Yes. Inspections in the spring and fall, clear drains and gutters, debris removal, seam checks and quick repairs of small damage all extend the life of the system. We give you maintenance guidelines for your specific system.

What does a commercial system cost?

General ranges per square foot: TPO $4 to $8, EPDM $4 to $9, PVC $6 to $12, modified bitumen $5 to $10, built-up $4 to $10. A straightforward 10,000 square foot replacement might run $50,000 to $80,000 installed. You get a detailed proposal with pricing for your building.

What warranty comes with it?

A manufacturer warranty on materials, 10 to 30 years depending on the system, and our workmanship warranty on the installation.
